Detailed Layout Design
We specialise primarily in residential layout design and have developed a proven track record of progressing development schemes from conception through to planning approval. Our experience ranges from designing developments of a couple of dwellings to over 1,500 homes.
We have experience working with the vast majority of UK housebuilders and have a strong understanding of developer preferences, commercial viability and efficiency, coupled with an artistic design flair and a keen eye for detail.
Illustrative Masterplans & Framework Plans
We also regularly produce illustrative masterplans; framework plans and initial conceptual design sketches for outline planning applications and land promotion. These plans can assist to set the broad developable area and structure of a scheme, highlighting the relevant opportunities and constraints, without committing to the detail of a full feasibility layout.
By specialising primarily in detailed layout design, at Beau Urban Design we can ensure that our illustrative masterplans and framework plans are accurate and reliable from conception. This provides developers with the assurance that the developable area and number of dwellings proposed are realistic and achievable when the scheme progresses to the detailed design stage.
Illustrative Street Scenes
Illustrative street scenes form an important element of the design planning application pack. It is often these drawings that bring to life the design proposals and evidence how the scheme may appear once constructed.
These street scenes illustrate the architectural built form of the proposed development, alongside the plot-specific materials, boundary treatments and landscape proposals. A number of street scenes can be produced to express the variety between character areas across the site and/or the range of styles, forms, heights and materials used.
House Type Drawings
House-type drawings are a requirement of the planning application submission to evidence the elevations and floor plans of the proposed dwellings.
We regularly produce House Type Packs to illustrate this and showcase the range of dwellings proposed to be constructed.
These packs are plot-specific to support the submitted site layout and, therefore, also evidence the variety of facing materials used, as well as other key details such as height, massing, architectural detailing and roofscape.
Supporting Plans
We produce supporting plans to accompany the site layout for the planning application submission. These plans illustrate various key elements and parameters of the design scheme, such as: the materials palette, boundary treatments, parking strategy, refuse strategy, building heights, affordable housing provision, character areas, street hierarchy, walking & cycling infrastructure and open space provision.
We also produce Legal Charge Plans, Release Plans and Phasing Plans for land purchase and other legal requirements.
Design & Access Statements
Design & Access Statements or Design Statements are documents that support the planning application submission.
In these documents, it is discussed how the development scheme has evolved from conception, taking into account the opportunities and constraints of the site and the feedback received through stakeholder consultation. It is also discussed how the development responds to local and national planning policy and the key design proposals of the scheme relating to each of the supporting elements outlined above.
Stakeholder Engagement & Consultation
We have a proven track record of progressing development schemes from conception through the planning system to achieve planning consent.
This regularly involves discussion and consultation with key stakeholders such as with the local authority (at county, district and/or local level); land owners; site promotors; and the local community. This can also often involve responding to feedback and consultee comments once the planning application has been submitted.
We are proficient at selling our ideas to the relevant parties to achieve a positive outcome.
